CoStar’s Research team is the heart of CoStar, capturing market-critical information that enables our commercial real estate clients to make informed, high impact business decisions daily. CoStar Group’s research contributes to the most important segment of our economy, helping businesses open offices, retail stores, warehouses, and manufacturing facilities. CoStar Group is seeking a Lease Comp Researcher to join our growing research organization.

As a Lease Comp Research at CoStar Group, you will play a crucial role in analyzing and abstracting commercial real estate lease agreements. Your primary responsibility will be to review complex lease documents, identify critical data points, and extract key financial and legal terms to ensure the accuracy and completeness of lease details. This position requires exceptional attention to detail, strong reading comprehension, and a comprehensive understanding of lease terms and real estate practices.

This position is in office Monday through Friday.

Responsibility:

  • Read and interpret commercial real estate leases, amendments, and related documents to identify lease terms and conditions.
  • Distill complex information into concise, structured formats for internal use and data management.
  • Extract critical data fields such as but not limited to lease commencement and expiration dates, rental rates, payment schedules, escalation clauses, tenant improvement allowances, and operating expense responsibilities.
  • Use critical thinking to determine accurate data scenarios and identify conflicting data.
  • Accurately input abstracted data into the CoStar Group’s proprietary database system.
  • Identify and calculate key financial terms, including base rent, percentage rent, Common Area Maintenance (CAM) charges, and other lease-related expenses.
  • Resolve discrepancies by consulting source documents or collaborating with stakeholders.
  • Maintain privacy and discretion with all data extracted from leases.
  • Assist in identifying and implementing process improvements to enhance efficiency and data quality.

Basic Qualifications:

  • Bachelor's Degree required from an accredited, not for profit University or College
  • A proven track record of commitment to prior employers
  • Experience in lease administration, lease abstraction or review of legal documents.
  • Microsoft Excel 365 experience is required.
  • Evidence of strong academic performance in college.
  • Understanding of commercial lease structures and terminology.
  • Excellent analytical and problem-solving skills, with attention to detail and accuracy.
  • Proficient in using lease management software and database systems.
  • Effective communication skills, both written and verbal.

Preferred Qualifications and Skills:

  • Bachelor’s degree in real estate, finance or accounting.
  • Proven success performing to metrics or key performance indicators (KPI)
  • Natural curiosity, persistence, and ability to conduct thorough investigative research
  • Ability to manage multiple responsibilities, changing priorities, and excel in a fast-paced environment
  • Self-motivated and goal-oriented
